WHAT’S INCLUDED WHEN YOU BUILD A NEW HOME
Most modern builders showcase the floor plans of their unique designs with a standard Inclusion list, which is basically a starting point of products included that will finish your new home.
More often than not these included products are basic or on the lower end of the price scale (so the builder can present you with the lowest possible from price). Some builders will include higher end products to appeal to customers who are looking for a high end builder, but the base price is also on the higher end.
So what’s Included?
Is the question you need to be asking when looking for a builder. Always ask for a detailed inclusions list that not only showcases the flashy tapware but highlights the other items as well, like: insulation, slab type, services connections (gas, water, power, NBN), ceiling heights, door heights, staircases, flooring, benchtop thickness, handles, etc…….
Why is this so important?
Because you need to understand what is included with the starting price, which will give you a clear picture on what you need to allow for if you don’t like the standard products on offer. For example: you don’t like the benchtop colours they offer as standard, so you find one you like but it is a higher quality product that may cost you much much more. This factor needs to be incorporated into your estimate up front, otherwise you can waste your time and the builders with unrealistic expectations.
